Project Overview

As both tenant and building owner of 478 Albert Street, Melbourne, LeavePlus recognised the opportunity to refurbish their building to align its performance with their evolving organisational needs while increasing long-term value. The extensive refurbishment included a new energy-efficient façade, spanning 6.5 floors, improving thermal performance and visual identity, a reimagined ground floor and entry experience, activating the street frontage and welcoming visitors, new end-of-trip facilities that support sustainable transport and workplace wellness, and refreshed lift lobbies and shared amenities for increased tenant satisfaction.

Rewild Agency was engaged to undertake a JV3 Performance Assessment to demonstrate compliance with NCC Section J for the refurbishment. The project sought a robust, performance-based pathway to confirm that the building’s thermal and energy performance met or exceeded the Deemed-to-Satisfy (DtS) requirements, while preserving architectural intent and design flexibility.

  • Development of a JV3 reference (DtS) model and a proposed design model in accordance with NCC requirements

  • Detailed assessment of the building fabric, including walls, roofs, glazing systems and insulation levels

  • Evaluation of solar gains, shading strategies and glazing performance across orientations

  • Iterative design testing to support optimisation and early resolution of compliance risks

  • Preparation of a formal JV3 Compliance Report suitable for building approval submission
