Project Overview
The development of 27-29 Leicester Street, Carlton saw the creation of a new Health and Development Centre that contained five distinct areas that were designed to cater to specific needs of the buildings’ user groups. These areas include culturally sensitive spaces for women and indigenous members, a state-of-the-art gym / rehabilitation space for injured members returning to work, and a versatile multi-purpose space for functions and events.
Rewild Agency guided 27-29 Elizabeth Street’s WELL Certification at the new training and wellness centre to achieve a Platinum certification.
Key Initiatives for the WELL Certification
Human-centred and wellness-led design incorporating abundant daylight, external views, biophilic materials, indoor planting, and restorative amenity and breakout zones that support occupant health and productivity.
High-performance building services including energy-efficient HVAC systems, smart sub-metering, demand-controlled ventilation, and ventilation design targeting indoor CO₂ concentrations of less than 700 ppm.
Indoor environmental quality management through continuous air-quality monitoring of particulate matter (PM), carbon dioxide (CO₂), temperature, and relative humidity using Kaiterra Air Quality Sensors, supported by acoustic comfort strategies and airtightness testing to ensure stable and comfortable internal conditions.
Daylight and visual comfort strategy achieving a minimum daylight factor of 2% to 100% of the nominated occupied area, complemented by controlled glare, external views, and visual connection to nature.
Material integrity and responsible procurement through the specification of FSC-certified timber, low-VOC paints, sealants and adhesives, and recycled or responsibly sourced finishes, informed by life-cycle assessment principles.
Integrated sustainability outcomes delivered via energy- and water-efficient systems, life-cycle-assessed materials, and robust construction waste management practices targeting greater than 80% diversion from landfill.
